Hello kids!!! So Mlle Laura is moving out by the 1st of January, I (Meghan) am currently looking for places so I may move out by January 1st as well or I may wait until February 1st.
SO we FOR SURE have one room open and most likely two rooms will be open at least by February. Rent control joint in the richmond, you can't beat it!! And you get to live with the awesome amazing Ryan Sprinkle, the roommate who is staying and keeping the rent control situation under control!
THE GOOD:
2022 Balboa is located on Balboa St. between 21st and 22nd Ave. in the Outer Richmond Disctrict.
The rent is $600/month. The house is also RENT CONTROLLED, meaning that as long as one tenant stays on the rent CANNOT BE INCREASED. And the rooms are HUGE. There is also a community sun room that we love and I will be sad to leave, in addition to a huge living room.
The lease is MONTH TO MONTH meaning you can move out whenever you want, no obligation
The house is located on the 31 Muni line which runs from Ocean Beach (where there is a Safeway) to the Ferry Building, crossing many other Muni lines. It is also 3 blocks from the 29 and seven blocks from the 28, both of which will take you to SF State. You are also two blocks away from the 38 Geary line and the 5 Fulton line which are both OWL lines, meaning no matter what time of night it is, you can get within two blocks of home.
The house is two blocks from Golden Gate Park and two blocks from Geary Street which has many stores, restuarants and bars.
We managed to finagle free cable. :)
THE BAD:
The landlady lives directly below, which can be a pain, but we haven't had any major problems.
No pets (although i've managed to hide a pet rat here for over a year, so a small pet that doesn't make much noise or mess you could probably get away with
No smoking (although we have a small deck that my roommates have been smoking on for months and this doesn't seem to bother the land lady
No on site laundry (however there is a laundromat DIRECTLY ACROSS THE STREET, as well as a dry cleaners on the corner and many delivery laundry services in the area)
The house is very old, it has its quirks.
THE BILLS:
In addition to the $600/month rent we also pay PG&E, Garbage and Internet. The landlady has some weird fucking system about the water bill that only she can explain because i straight up do not understand it. I think the land lady has been pretty chill, considering the sometimes roudy college students above her.

I know because I have that in here right now, and it is still spacious! You would be sharing the master bathroom with one other person! But i still think it is a great deal! In addition, all the girls are really nice! Oh, and you would be living with 5 other girls! It is a five bedroom place with one girl in four rooms and two in the last room. The kitchen is huge. The location is fabulous. We prefer to have female roommates. The amenities at lexington are incredible- a pool, 24 hr work-out room, 24 hour study center with free printing, IN-N-OUT right next door. Can't get any better than that!
